How do I pay my rent?
Rent can either be paid online through your tenant portal (insert link) or by bringing a money order to our office.
Is there an extra charge to pay my rent online?
Yes, the bank does charge a service fee to process online payments. With a debit or credit card, the fee is: With an echeck option, there is a fee of $2.49.
When is rent due?
Rent is due in the 1st day of each month. A grace period is given until the 5th day of the month. Any unpaid rent on the 6th day is subject to eviction.
What is renter’s insurance? Is it required?
Renter’s insurance is an insurance policy that protects your personal items in the home. It is a lease requirement.
How do I submit a maintenance request?
All maintenance request must be submitted through your online tenant portal. If you do not have an active portal, you can contact our office for additional options.
How long does it take for maintenance to service my request?
Our goal is to have all work order completed within 48 hours. However this is completely dependent on the approval process with the property owner as well as what the maintenance issue is.
Can I have pets?
If pets are allowed at the property, they must be included on your application and approved by the property owner. A non refundable pet fee will apply for all approved pets. Unauthorized pets will result in fines and other actions as deemed necessary.
Can I hang photos, mirrors, etc on the walls?
Yes however nail holes are not allowed. The use of command strips or similars products are required.
What happens if I lose my keys or get locked out?
If you lose your keys, all locks on your home will have to be replaced or rekeyed by the property management team. The cost of labor & materials will be at your expense.
If you lock yourself out of your home, always call our office during business hours for assistance! If a team member is available, we will dispatch them to unlock your door. There will be a fee associated with this service call as per your lease. If we do not have a team member available, you will need to request service from a locksmith – at your expense.
What happens if I break my lease?
A lease is a legally binding contract that is signed for a period of time. If you break your lease, you can legally be responsible to pay rent for the months remaining on your lease. You will also forfeit your deposit.
When and how do I submit my move out notice?
Move out notices must be submitted in writing at least 30 days before the end of your lease term. Using your online tenant portal, request a notice to vacate. Make sure to provide all of the information requested!
How do I get my security deposit back?
Once the keys have been returned, a full inspection of the property will be completed. If your deposit is fully or partially refundable, it will be either electronically transferred to you or a check will be mailed to the forwarding address provided (this is determined by the method you request when submitting your notice to vacate).
