Mayor Ken Ritter credits the development with accelerating the city’s overall progress, noting that it successfully ties the growing municipality closer to the original village of Youngsville while offering lifestyle options for everyone from young singles to empty-nesters.
A Blossoming Retail and Commercial Hub
Commercial development in Youngsville kicked off in earnest in 2009 with the opening of a Rouses Market at the corner of Chemin Metairie Parkway and Milton Avenue. Since then, retail activity has outpaced any other municipality in the parish, with total retail sales in 2023 reaching nearly five times the amount recorded in 2009.
While some national retailers have hesitated due to the lack of local hospitals or a massive daytime workforce, local and regional businesses are quickly claiming prime real estate. Current and upcoming commercial projects include:
- The Cane Centre: A 10,000-square-foot shopping center currently under construction, featuring a Whataburger and available spaces for food and beverage businesses.
- New Retailers: An Autozone is under construction, and deals are in place for a quick-serve restaurant, a national retailer, a daiquiri shop, and a Fidelity Bank branch.
- Available Commercial Land: Three large tracts (ranging from 7 to 13 acres) remain available for development along the perimeter of Sugar Mill Pond, primed to serve the community’s desire for more hardware, grocery, and lawn and garden options.

Expanding Parks and Recreation
To support this rapid influx of residents, the city of Youngsville is heavily investing in parks and recreation. Expanding beyond the highly successful Youngsville Sports Complex, city officials have acquired properties along floodways to create five new leisure parks.
Four of these parks will feature large ponds designed to mitigate floodwaters while providing residents with professional landscaping, walking trails, restrooms, and a dog park. Additionally, Foster Park, the city’s oldest recreational area, is undergoing significant renovations.
“Quality recreational areas and programming establishes a tremendous foundation for our youth and adults alike, creating strong families and a vibrant, energetic community,” says Parks and Recreation Director Tim Robichaux.

Looking to the Future
Two decades after its debut, the vision for Sugar Mill Pond is far from complete. Real estate analysts note that the initial skepticism of bringing a River Ranch-style development to a rural area has been entirely dispelled.
Currently home to about 550 houses and 2,000 residents, Sugar Mill Pond is projected to double in size over the next six to eight years, ultimately housing roughly 1,200 homes and 5,000 residents. As rooftops continue to multiply and commercial spaces fill, Sugar Mill Pond remains a masterclass in patient vision, thoughtful urban design, and the power of community-centric living.
